Metro Vancouver buying, selling, and listing marketing.
Thirty years in real estate sales and marketing.
Why clients stay
Honesty and integrity, applied to the biggest transaction of your life
Angela has been licensed since 2007 and spent thirty years in sales and marketing before that. Both show up in how a listing gets prepared, priced, and negotiated.
About Angela
It started with selling my own home.
I was intrigued by every part of the process. I already had staging experience, and combining the two turned out to be the right fit.
Where staging comes in
Years spent staging homes taught me which improvements return more than they cost, and which ones buyers will never notice. That conversation happens before you spend a dollar.
Where the marketing comes in
Thirty years running market analysis, presentation centres, print, and direct outreach. A listing is a marketing campaign for a single product, and I have run a few hundred of them.

Experience
ANGELA JUDGE · PERSONAL REAL ESTATE
A marketer's approach to selling a home.
01 · MARKET INTELLIGENCE
Comparable sales, current absorption, competing inventory, and buyer activity in your specific building. Pricing follows the evidence, not optimism.
02 · PREPARATION & STORY
RESA-recognized staging standards applied room by room, then professional photography, digital campaign, print, and direct agent outreach. Buyers form an opinion in seconds.
03 · PRICING & LAUNCH
Pricing, timing, and presentation get decided together rather than in sequence. Once live, every showing and every offer comes back with context attached.
STAGING AT WORK
Prepared before it ever hits the market.
RESA-recognized staging standards, applied room by room, so buyers see the home at its strongest.
A focused launch that led to a full sellout.
Solo-led sale of 13 renovated townhomes — marketing team, staging, and sale process managed start to finish.
Achieved the highest sale in the building.
The Angela advantage · Downtown Vancouver
Neighbourhood edit / 01—06
Downtown Vancouver,
expertly known.
Six neighbourhoods
Coal Harbour, Yaletown, Gastown, the West End, False Creek, and Crosstown each trade differently. Angela reads them building by building rather than as one downtown market.

How I work
Four things I do differently.
Local knowledge, staging-trained preparation, disciplined pricing, and communication that does not go quiet after the offer is accepted.
-
Downtown VancouverLocal perspective Neighbourhood knowledge
Building by building, not just neighbourhood by neighbourhood.
Downtown Vancouver is a market of individual buildings. Angela tracks what actually trades, in which towers, and at what pace, and translates that into a plan for how you want to live.
-
Prepared with purposeEvery detail Staging and preparation
Presentation is the first offer you make.
Recognized for RESA standards excellence, Angela prepares homes with a stager's eye. Positioning, styling, photography, and timing all get decided together, before the listing goes live.
-
Sold with confidenceStandout results Pricing and negotiation
Priced on evidence, negotiated with patience.
Pricing comes from comparable sales and current absorption, not optimism. From there, Angela runs a marketing campaign built to reach qualified buyers and negotiates every term, not just the number.

You will never wonder where things stand.
Regular updates, honest answers, and four languages spoken so nothing gets lost in translation. Most of Angela's business comes from past clients and referrals, which only happens if the experience holds up.
FAQ
Common questions
Straight answers on timing, pricing, preparation, and what working together actually looks like.
What should I do before listing?
Talk to me before you spend money on anything. With a staging background, I can usually tell you which improvements return more than they cost and which ones buyers will not notice.
How do we start?
A no-obligation conversation. We cover your timeline, your goals, and what the market is actually doing in your building or neighbourhood.
How long does a sale take?
It depends on price point, building, and season. I will show you current days-on-market for comparable homes so you are working from real numbers, not averages.
Do you handle staging?
Yes. Staging is where I started, and it is built into how I prepare every listing rather than treated as an add-on.
What happens after closing?
I stay in touch. Trades, tenancy questions, market updates, and next moves. Long-term relationships are the point, not the transaction.
What languages do you speak?
Four. English primarily, plus [LANG2], [LANG3], and [LANG4]. Buying or selling a home is complicated enough without a language barrier.
Working together
Three ways we work together.
Whether you are still deciding, actively looking, or getting ready to list, the starting point is the same conversation.
